Overview

Why you should review a Portuguese lease before signing

Signing a rental contract in a new country is stressful, and in Portugal the agreement is usually drafted in Portuguese and packed with legal terminology. If nobody checks it properly, it is easy to agree to a clause that brings unexpected costs later or quietly narrows your rights as a tenant.

A lease also matters beyond the flat itself. It is often the document you rely on as proof of accommodation for residence applications and renewals, and it sets out who pays for what, how long you can stay and how either side can end the arrangement.

Our legal team goes through your lease in detail, explains every term in clear English and checks that the contract is fair and in line with Portuguese rental law. Where something is unclear or one-sided, we tell you what to ask the landlord or agent to change, so you can sign knowing what you are agreeing to.

When it helps

When a rental contract review is worth it

Your first lease in Portugal

You are renting for the first time and do not yet know what a normal Portuguese contract looks like.

The contract is only in Portuguese

You need to understand every clause before signing, not rely on a rough machine translation.

Renting before you arrive

You are committing to a home from abroad and cannot easily sit down with the landlord in person.

You need it for your visa

The lease will serve as proof of accommodation, so its terms and details need to hold up.

An agency is involved

You want to know who you are actually contracting with and which fees fall on you.

A family or long-term move

Renewal, termination and repair terms matter more when you plan to stay for years.

What we need

What we need to review your Portugal lease

Send us these and we can start the review. If any of the contract terms below are missing or vague, that is the first thing we raise.

  • A full copy of the draft lease

The complete rental agreement, including any annexes, so nothing is reviewed out of context.

  • Your valid ID

Your identification, so we can check your details match what the lease says.

  • Landlord or agency details

Who is renting the property to you, which helps confirm the contract is valid.

  • Duration, renewal and termination terms

How long the lease runs, how it renews and how either party can end it must be stated clearly.

  • Rent, deposit and other costs

Monthly rent, deposits, utilities and how payments are made all need to be clearly defined.

  • Maintenance and repair responsibilities

The contract should set out who handles maintenance, repairs and how the property may be used.

Portugal questions

Property Lease Review: questions answered

Get answers to common questions about visa applications, requirements, and processes.

Why should I get a lease reviewed in Portugal?
Portuguese leases are usually written in Portuguese and use complex legal language. A review catches hidden fees, unfair clauses and unclear responsibilities before you are bound by them, and confirms the contract complies with Portuguese rental law.
What do you need from me to review my lease?
A complete copy of the draft lease, your ID and the landlord’s or agency’s details. It also helps to tell us anything you have agreed outside the written contract, so we can check it is reflected in the document.
What should a Portuguese rental contract clearly state?
At a minimum, the duration, renewal conditions and termination clauses; the monthly rent, deposits, utilities and payment methods; and who is responsible for maintenance, repairs and use of the property. Vague wording on any of these is a common source of disputes.
Can you negotiate the lease with the landlord for me?
We give you specific negotiation points to raise with the landlord or agent, and we review any revised draft they send back. We stay involved until you are comfortable signing.
Will you explain the lease in English?
Yes. We explain every term and obligation in clear English, so you understand exactly what you are agreeing to before you sign.
Can I use my lease as proof of address for my visa?
A rental contract is commonly used as proof of accommodation in residence applications and renewals. Having it reviewed first helps make sure its terms and details are in order for that purpose.
